What’s the Return-on-Investment for Crown Molding?
While a fresh coat of paint will often transform a living space, another simple and fairly affordable designer element that can elevate the look and feel of a room is crown molding.
Often, newer homes are already outfitted with a standard builder’s molding, which is usually a 2 ¼-inch casing that is put around windows and doors, and a 3 ½-inch base that is run along the bottom of walls.
What you need to know
Crown molding is said to be a decorative finishing element that is generally used to cap cabinets, columns, and, most often than not, interior walls at some point where the wall meets the ceiling. It is only used on the top of a room, which is where the term “crown” comes into play, as it is used to describe the embellishment of a room.
There was a time when crown molding is made out of wood, however, in the last few years, they are made from plastic and foam options that are more readily available. MDF or Medium Density Fiberboard versions are also extremely popular too. As they are more flexible, easier to paint and react better to the different fluctuations in temperature.
Cost:
Prices for crown molding begin at around $500 for installation in a normal-sized room, and installation time is not that long. For homeowners that want to update the look of a room, then consider painting the molding with an accent color.
ROI:
This is an absolute yes, there is an immediate impact when crown molding is installed in a room. The fact that it is a selling feature with most real estate listings is key. And, what’s more, if you have 2 identical houses that are next to one another, and one has crown molding and the other does not, chances are that the one with the crown molding would be worth more money.
